FURNACE |
|
1. Check & adjust automatic controls. 2. Check burners for proper ignition. 3. Adjust combustion for optimal efficiency. 4. Lubricate fan & motor bearings as needed. 5. Test safeties & limits. 6. Inspect blower wheel for cleanliness. 7. Check fan belt wear, tension & alignment. 8. Clean EAC or replace with MERV8 pleated filter. 9. Check flue for satisfactory operation 10. Level thermostat & check operation. 11. Check pilot & pilot safety system. 12. Check heat exchangers for damage or corrosion. 13. Inspect condition of gas piping to furnace. |

AIR CONDITIONER |

1. Check condenser coil for obstruction. 2. Check electrical connections for tightness. 3. Adjust system for optimal cooling. 4. Check for oil and refrigerant leaks. 5. Check for proper temperature drop. 6. Check blower belt wear, tension and alignment. 7. Check expansion valve & coil temperatures. 8. Clean EAC or replace with MERV8 pleated filter. 9. Check refrigerant level. 10. Check condensate drain. 11. Lubricate as needed. 12. Check seal on wall penetrations. 13. Level thermostat and check operation. |
